Comprehensive rehabilitation of walls and related interior repairs, windows, doors and balconies i.e. remove existing stucco and cedar lap siding and re-clad all vertical surfaces of the building exterior with rain screen, fiber reinforced cement lap and panel siding, new windows, doors, and appropriate waterproofing for siding penetrations. Also removed existing balcony guard walls and replaced with glass and metal hand rails, re-sloping of balconies and renewing balcony PVC deck membranes; adding glass and metal overhangs at selected door openings; replacement of parapet coping, gutters, downspouts, vent covers; insulation and sheathing replacement.
